Who we are

Living Da Nang operates livingdanang.com as an English-language apartment listing directory and rental information service for long-term tenants (especially expats) in Da Nang, Vietnam.

We are not a licensed real estate brokerage (doanh nghiệp môi giới bất động sản) under Vietnamese law. We do not hold ourselves out as môi giới bất động sản and do not perform brokerage acts (negotiating or signing lease contracts on behalf of owners, collecting brokerage commission as a licensed broker, etc.) unless and until we operate under a valid license or written partnership with a licensed broker — which will be disclosed at that time.

Pilot / startup phase (disclosure)

livingdanang.com is operated in an early pilot / startup phase while we build the catalog and complete legal qualifications.

We openly confirm that, as of the date below:

• We do not yet hold a real estate brokerage business registration (giấy phép / đăng ký kinh doanh môi giới BĐS)
• We do not yet hold a real estate broker certificate (chứng chỉ hành nghề môi giới bất động sản) — relevant team members are in the process of training and preparing for the exam
• The website is an information and listing directory, not a licensed brokerage platform
• Any fees charged to owners are for marketing / listing services only, agreed in writing — not unlicensed hoa hồng môi giới

When licence and certificate status changes, we will update the About page, Legal status page, the site notice bar, and these Terms.

By using the site during this phase, you understand and accept this limited scope of service.

The site & listings

Listings are informational and are supplied by property owners or people authorised to offer the apartment for rent. Availability, rent, deposits, utilities, building rules, and fees can change — always confirm on WhatsApp or Zalo before you plan a move or sign anything.

We are not a bank, not a government office, and not a substitute for a signed lease. Lease contracts are between the tenant and the property owner / authorised lessor unless a separate written agreement with a licensed third party says otherwise.

We work to keep listings accurate but cannot guarantee every detail (photos, square metres, view, furniture, fees). Visit before you sign when possible.

Inquiries & coordination

WhatsApp and Zalo chats are for questions, shortlists, and viewing coordination. Please be accurate about your budget, dates, and group size so we can help properly.

When you ask about a home, we may connect you with the owner or their authorised representative for viewings and lease terms. We do not guarantee that any listed home is still available.

Owner listing service (Đăng tin)

If you use the owner listing form (“đăng tin” / submit your apartment), you confirm that:

• You are the owner or authorised to offer the apartment for rent
• The details you send are truthful
• You understand Living Da Nang provides marketing and catalog services (English copy, photos, map placement, inquiry routing) — not licensed brokerage

We may decline or edit listings that look incomplete, misleading, or outside our long-term focus.

Fees: Initial form review may be free. Any marketing / listing service fee is agreed in writing before work starts. We do not charge hoa hồng môi giới (brokerage commission) as an unlicensed broker.

Photos & content

Do not scrape or republish our photos, guides, or listing copy without permission. Owner-supplied photos remain the owner’s responsibility for rights clearance.

Liability

We work carefully but cannot guarantee every third-party building rule, utility cost, neighbour situation, or outcome of a lease negotiation. Our liability is limited to the extent permitted by applicable law.
