About Living Da Nang
Living Da Nang — startup apartment listing directory for expats in Da Nang. Pilot phase; not yet a licensed real estate brokerage.
What we do
Living Da Nang helps international tenants discover long-term apartments (typically 6–12 months) in Da Nang, Vietnam.
We publish:
- English listing pages with USD pricing, building names, maps, and photos
- Neighborhood guides (My Khe, An Thuong, Son Tra, Hai Chau, Han River)
- WhatsApp & Zalo support to shortlist homes and coordinate viewings
For property owners, we offer an owner listing service (đăng tin căn hộ): you send apartment details; we prepare English catalog pages and route expat inquiries to you.
Pilot phase — honest status
Living Da Nang is currently in a pilot / startup phase. We are building an English rental catalog for Da Nang expats while completing the legal steps to operate properly under Vietnamese law.
As of today, we confirm:

We publish this openly so tenants, owners, and authorities know exactly what we are and are not.
What this means for you:
- Listings are informational — always confirm rent, availability, and terms before signing
- Lease contracts are between tenant and property owner (or their authorised representative)
- We do not negotiate leases or sign contracts on behalf of either party during this phase
- We do not charge hoa hồng môi giới (brokerage commission) without a valid licence — any fee is for marketing / listing services only, agreed upfront
When we obtain the broker certificate and brokerage registration, we will update this page, Legal status, and the site notice and clearly disclose any change in services.
What we are not (today)
Living Da Nang is not a licensed real estate brokerage (môi giới bất động sản) under Vietnamese law at this stage.
We do not:
- Hold ourselves out as licensed môi giới
- Collect brokerage commission as an unlicensed broker
- Sign lease contracts on behalf of owners or tenants
- Guarantee rental outcomes, prices, or availability
We do:
- Publish rental information supplied by owners or authorised representatives
- Help tenants compare options and coordinate viewings
- Provide marketing / listing services to owners under agreed fees (see Terms)
Our roadmap
- Now (pilot): English listing directory + owner marketing service + WhatsApp coordination
- In progress: Broker certificate training & exam (chứng chỉ hành nghề môi giới BĐS)
- Next: Business registration as a real estate brokerage (doanh nghiệp môi giới BĐS) when legal requirements are met
- Then: Expand licensed brokerage services — disclosed clearly on this site

Chúng tôi công bố rõ để khách thuê, chủ nhà và cơ quan quản lý biết phạm vi hoạt động thực tế.
Trong giai đoạn này:
- Tin đăng mang tính tham khảo — cần xác nhận lại giá, tình trạng phòng trước khi ký
- Hợp đồng thuê ký trực tiếp giữa chủ nhà và người thuê
- Không đàm phán / ký hợp đồng thay chủ nhà hoặc người thuê
- Không thu hoa hồng môi giới khi chưa có chứng chỉ — chỉ thu phí dịch vụ đăng tin / marketing (nếu có), thống nhất trước
Lộ trình: hoàn thành chứng chỉ môi giới → đăng ký doanh nghiệp môi giới BĐS theo luật → cập nhật thông tin trên website khi đủ điều kiện.
